Home values are Zillow's typical value for each neighborhood, updated monthly (Sept 2026). Housing, school, park and commute facts come from the City of Boise's neighborhood profiles (March 2020, using 2019 estimates and 2012 to 2016 Census data), so they are older than the prices. What should I check before I rent or buy in Harris Ranch?
1
Ask about the special tax district
Ask the seller or your title company whether the property is inside the Harris Ranch Community Infrastructure District, and what the extra levy is. Confirm with the City of Boise.
A town center with shops and restaurants has been planned for years and plans were still changing in 2026. Do not buy for amenities that are not built yet.
4
Confirm the school for the address
Look up the exact address in the district's attendance zone locator.
A Community Infrastructure District is a special taxing district that adds an extra levy to property tax bills to pay for area roads and drainage. Landowners chose which parcels joined in 2010, so some homes nearby do not pay. It has faced lawsuits. Ask for the current amount before you buy.
Is the Barber Valley in a floodplain?
A significant part of it is in the seasonal floodplain, according to the city's planning document. Flood control structures were upgraded in the early 2000s, but some risk remains in an extreme rain event. Check the address on the FEMA flood map.
Is there transit?
Very little. The city's planning document says public transit is limited and plans to work with Valley Regional Transit. Most households drive.
Is the town center built?
Not yet. A town center with shops, restaurants and a hotel has been discussed for years, and new versions of the plan were still being revised in mid-2026.
